Questions

Common questions

General information only. For advice on your situation, please speak to us.

Why should I get a title verification before buying property?

A title check confirms that the seller actually owns the property and can sell it, and that there are no hidden loans, disputes or defects in approvals. Problems found before you pay are far easier to solve than problems found afterwards.

Which documents are usually checked?

Typically the title deed and the chain of earlier deeds, encumbrance certificates, khata and tax records, RTC and mutation records for land, approved plans and conversion orders, and for apartments the builder’s approvals and agreements. The exact list depends on the property.

Do you handle registration of sale deeds?

Yes. We draft the agreement and the sale deed, advise on stamp duty and registration charges, and assist with registration at the Sub-Registrar’s office.
